The architecture
26 Clanbrassil Road is a detached house of about 2,300 square feet, completed in 2021 to a design by Des Ewing Residential Architects and built by Alskea Contracts. The exterior is clad in scorched timber under a slate roof, with black-framed Crittall-style glazing and twin dormers to the first floor. Remote sliding gates open onto a resin-bonded drive with space for three cars.
The interior
The ground floor is arranged around a 12.5 metre by 7.2 metre open-plan kitchen, dining and living room with full-height sliding doors onto the terrace. The kitchen is black with a marble splashback, island seating and a wine store. A separate lounge, a utility room and a cloakroom complete the ground floor.
Upstairs are three double bedrooms. The principal bedroom has a slatted oak headboard wall, a walk-in dressing room and an en suite. A family bathroom serves the other two bedrooms. Underfloor heating runs through both floors, with MVHR ventilation, Lutron lighting control to the ground floor, alarm and CCTV.
The setting
The house stands on Clanbrassil Road in Cultra, on the southern shore of Belfast Lough, with views of the water through mature trees. Holywood town centre is about 10 minutes on foot along the coastal path. Cultra halt on the Belfast to Bangor railway line is close by, and Belfast city centre and George Best Belfast City Airport are both about fifteen minutes away.
Northern Ireland's most expensive street, ten minutes from its best town
Clanbrassil Road is widely reported as the most expensive residential street in Northern Ireland. Holywood, ten minutes' walk along the coast path, was named the best place to live in Northern Ireland by The Sunday Times in 2021 and ranked second in 2024.
